High Quality, Fast Delivery: Prologis Hands Over the new Eastern European Regional Distribution and Kitting Center for Schaeffler Vehicle Lifetime Solutions

Only ten months after signing the agreement, Prologis, the global leader in logistics real estate, has delivered the new Eastern European Regional Distribution and Kitting Center to Schaeffler, the Motion Technology Company. This state-of-the-art 62,500 square meter facility, located in Ujazd in Poland’s Opole Province, will play an important role in the aftermarket supply chain of Schaeffler’s Vehicle Lifetime Solutions division, serving Central and Eastern European markets.
The facility combines advanced warehouse automation technologies with the highest sustainability standards. With this expansion, Schaeffler Vehicle Lifetime Solutions expects to create up to 300 new jobs at the Ujazd location by 2030.
The agreement between Prologis and Schaeffler was signed at the beginning of May 2025. Construction, carried out by general contractor Bremer, began a few days later. The project was officially launched in June with a groundbreaking ceremony. In November, the facility reached early access status, enabling the installation of logistics systems ahead of full construction completion. The official handover took place at the end of February 2026.
“The new warehouse in Ujazd will play a strategic role in Schaeffler’s supply chain. Designed precisely to our operational requirements, it combines advanced automation with low-emission solutions. Supported by Prologis experts during the integration of technology with the building, we have created a logistics center that will significantly enhance the efficiency of our supply chain,” said Eduardo Sack, Senior Vice President Operations and Supply Chain Management at Schaeffler Vehicle Lifetime Solutions. “The selection of Prologis was a result of a thorough analysis. The pace of delivery and high level of professionalism confirmed that Prologis was the right partner.”
The launch of operations at Schaeffler's Vehicle Lifetime Solutions Eastern European Regional Distribution and Kitting Center is planned for the second half of 2026.
Technology and Employees’ Comfort
Schaeffler’s new warehouse features advanced technologies that automate logistics processes. A key solution is the miniload system – an automated storage and retrieval system for small components that significantly improves order-picking efficiency. With a clear height of 12 meters, a floor load capacity of up to 7.5 t/sqm and a 4 MW power connection, the facility is fully equipped to support complex logistics operations.
The building in Ujazd was designed with a strong focus on energy efficiency and employee comfort and meets Building Research Establishment Environmental Assessment Method (BREEAM) Outstanding standards. The BREEAM certification highlights the facility’s focus on sustainability.
The facility is fully electrified, with no gas connection. All heating demand will be covered by air-source heat pumps. In office areas, air-based heating and cooling systems ensure year-round thermal comfort, supported by additional heat pumps for domestic hot water. A Building Management System (BMS) monitors and optimizes energy consumption across the entire facility in real time.
Further reducing the building’s carbon footprint is a 1 MW rooftop photovoltaic installation. Additional energy-efficient features include LED lighting, roof skylights providing daylight to permanent work zones, and enhanced insulation to minimize heat loss in winter and cooling loss in summer.

New Jobs and Continued Development
The launch of Schaeffler’s distribution center will contribute to the continued development of Ujazd and the local economy. The operations are expected to create approximately 300 new jobs. The strategic importance of the project for the region is further underscored by the support of the Katowice Special Economic Zone.
“The presence of partners such as Schaeffler and Prologis demonstrates that Ujazd offers attractive conditions for business development,” says Hubert Ibrom, Mayor of Ujazd. “This is reflected in the recent Opole Province Municipalities Ranking, where we placed first in Strzelce County and third across the province. The presence of large, responsible investors brings tangible benefits to our residents, from new employment opportunities to increased municipal revenues that allow us to pursue further development projects.”
Prime Location and Room for Future Growth
Prologis Park Ujazd is a newly developed logistics and manufacturing hub in southern Poland, offering excellent infrastructure and strong growth potential. The park provides a 14 MW power connection, enabling both logistics and production operations. Following the completion of the Schaeffler facility, additional land remains available for the development of up to 82,000 sqm of warehouse or production space as part of future expansion.
The park’s strategic location is another key advantage. Situated directly on the A4 motorway at its junction with national road No. 88, the site is just 33 km from the A1 motorway and 60 km from Katowice. Excellent transport connectivity was one of the decisive factors in the site selection by both Prologis and Schaeffler.
