Employees' Wellbeing at the Heart of Logistics
Tech/Innovation
Companies that invest in the health and wellbeing of their people report up to 30% lower staff turnover and significantly higher operational efficiency. It’s no wonder that employee wellbeing has become one of the defining elements of modern logistics parks. Once seen purely as storage spaces, warehouses are evolving into people-centric workplaces where caring for employees is just as important as optimizing operations.
Prologis has been driving this transformation for years—designing its developments to combine cutting-edge technology with features that enhance the wellbeing of those who work there.
People Make the Difference
Increasingly more organizations recognize that their strength lies not only in technology and processes, but in people—their health, motivation, engagement, and sense of security. This shift reflects broader demographic and economic challenges.
Poland is among the fastest-aging societies in Europe. By 2050, the median age of Poles will reach 50, and the working-age population will decline by nearly 30% compared to 2015. Companies must therefore act today to create work environments that promote health, support longer professional activity, and sustain productivity.
Investment with a 30% Return
According to the McKinsey Health Institute report Thriving Workplaces: How Employers Can Improve Productivity and Change Lives—prepared in collaboration with the World Economic Forum (Davos 2025)—employee wellbeing is no longer a choice, but a necessity. Organizations that consistently invest in their teams’ health and happiness achieve up to 30% lower turnover and higher operational performance. Caring for people is not only the right thing to do, but also a real source of competitive advantage.
“At Prologis, our parks are far more than just buildings and loading docks,” said Marzena Tkaczuk, Capital Deployment Director at Prologis. “We see them as vibrant communities where work naturally blends with relationships and everyday life. People spend nearly half of their waking hours at work, so it’s our goal to make that time as positive as possible. Our approach is holistic: from ergonomic offices and modern halls to green surroundings, health campaigns, and sporting events that bring people together. Each element helps create a space that’s welcoming for both people and the planet.”
Designed for Comfort and Light
Natural light and thermal comfort are key factors in the design of modern logistics facilities. Large windows and skylights bring daylight deep into the workspace—improving mood, focus, and circadian rhythm. Complementing this, energy-efficient LED lighting controlled by a DALI system mimics daylight color and automatically adjusts brightness to outdoor conditions, providing optimal illumination with minimal energy use.
Stable indoor temperatures, regardless of season, are achieved through a combination of smart engineering and advanced building automation. High-performance insulation minimizes heat loss in winter and prevents overheating in summer. Air destratification systems balance temperature differences between the ceiling and floor, reducing wasted heat.
A Building Management System (BMS) continuously monitors temperature, humidity, and CO₂ levels, automatically adjusting heating, cooling, and ventilation based on occupancy and work activity.
Increasingly, Prologis is replacing traditional gas boilers with highly efficient heat pumps, which reduce CO₂ emissions and automatically adapt heating output to current needs—ensuring consistent comfort with lower energy use.
A flagship example is the 62,500 m² fully electric facility at Prologis Park Ujazd, built for Schaeffler. Designed with employee comfort in mind, it offers ample natural light, stable indoor climate, and clean air, surrounded by greenery. The facility has no gas installation; heating is provided entirely by air-source heat pumps. The roof hosts a 1 MW photovoltaic system comprising 1,730 panels. Prologis aims to achieve a BREEAM Outstanding certification, confirming the building’s exceptional energy efficiency and top-tier workplace standards.
“The Ujazd facility perfectly illustrates what wellbeing means in practice,” added Marzena Tkaczuk. “For us, technology is never an end in itself—it’s a tool designed to benefit people. Every project involves a multidisciplinary team of engineers, architects, and sustainability experts who ensure that every detail is thoughtful, efficient, environmentally responsible, and truly people-focused.”
Raising the Standard for Existing Facilities
Discussions about improving working conditions often focus on new developments, yet Poland’s warehouse market comprises around 36 million square meters of space—much of it built before today’s technologies became widespread. That’s why responsible management of existing properties and investments in modernization are just as important as developing new ones.
“Adapting existing warehouses to meet the specific needs of each tenant is crucial,” said Michał Tasior of Prologis, who manages projects within the Prologis Essentials platform. “Each implementation starts with a detailed audit of client requirements, followed by the selection and supervision of the right technical solutions. This applies both to initiatives that enhance employee wellbeing and to those that improve everyday operations.”
Work and Life in Harmony
An integral part of every Prologis park is PARKlife™, a program that transforms logistics complexes into people-friendly environments. Parks feature relaxation zones, walking paths, sports fields, outdoor gyms, and flower meadows. Prologis also supports sustainable mobility by providing EV charging stations and bike shelters with repair points.
For the past four years, the company has run a nationwide health-screening program, offering free medical check-ups in mobile diagnostic units for employees working at Prologis parks across Poland. PARKlife™ also brings people together through community events such as the Prologis Football Tournament for the Naviki Cup in Łódź, where teams of customers, partners, and employees compete in a spirit of fun and collaboration.
